Two days before our original close date in March 2026, I hit a wall with MERP — the Medicaid Estate Recovery Program in Texas — which can place a claim against an estate before it can be sold. Then came lender obstacles: with no authorized representative on the account, obtaining a simple payoff statement to close became nearly impossible.
I successfully navigated both situations and closed in April 2026. These are experiences that are extremely difficult to understand unless you’ve been through them personally. Now I use everything I learned to help other heirs avoid the same confusion, delays, and heartache.
